Owner-occupier vs investment commercial mortgage
The two kinds of commercial mortgage turn on one question: do you trade from the property, or let it out? Here is what changes.

The question that decides it
There is one question at the heart of it: will you trade from the property, or let it to someone else? If your own business occupies the premises, it is an owner-occupier mortgage. If you let the property to tenants and live off the rent, it is an investment mortgage. Everything else about how the lender looks at the deal follows from that.
How each is assessed
Owner-occupier
The lender assesses your trading business — its accounts, profitability and ability to afford the repayments — alongside the property's value.
Investment
The lender focuses on the rental income, the strength and length of the tenancies, and whether the rent comfortably covers the loan.
In short, an owner-occupier lender is lending against your business; an investment lender is lending against a tenant's rent. Each has its own view of risk, and the terms and on offer reflect that.
