Where the line falls

A buy-to-let mortgage is designed for straightforward residential lettings — a house or flat let to tenants. A commercial mortgage covers business property and more complex investment. The two overlap at the edges, and plenty of property investors find themselves drifting from one into the other as their portfolio grows.

When it becomes commercial

Larger HMOs

Houses in multiple occupation, especially bigger ones, often sit outside standard buy-to-let and into commercial or specialist lending.

Mixed-use property

A shop with a flat above is semi-commercial, not buy-to-let.

Portfolio lending

Holding many properties, often through a company, can be handled on a commercial or portfolio basis.

Business premises

Anything let to a business, such as a shop or office, is commercial by nature.

Why the distinction matters

The category changes which lenders will look at the deal and how they assess it. A standard buy-to-let is a well-trodden, competitive market.
