What is development finance?

What development finance is

Development finance is specialist funding for property projects — building new homes, converting a commercial building into flats, or carrying out a heavy, structural refurbishment. It is different from a bridge or a mortgage because it is designed around a project that changes the property, and around costs that fall in stages as the work is done.

Rather than handing over one lump sum, a development lender releases money in tranches as the build reaches agreed milestones. That way, the funding follows the work.

    The expected value once complete, verified by an independent valuer — this is the number the facility is sized against.

  3. Your experience

    A track record on similar projects gives a lender confidence, though first-time developers can still be supported.

  4. The exit

    How the finished scheme repays the loan — a sale of the units, or a onto longer-term finance.
