Why bridging is priced differently
A bridge is a short-term loan, so it is priced for the short term. Two things stand out. Interest is usually quoted per month rather than per year, because you only hold the loan for months. What drives the terms

Loan-to-value
A lower loan against the property's value means more of your own money in the deal, and less risk for the lender.
The property
How straightforward it is, and how easily it could be sold, affects how a lender sees it.
The exit
A clear, evidenced way to repay — a sale or a — is the single biggest factor in the terms you are offered.
